A housing stock that took off in the 1970s

The 2021 census counted 91,229 homes in the municipality. The busiest decade is 1971 to 1980, with 19,792, followed by 2001 to 2010 with 18,140 and 1961 to 1970 with 16,663. The 1960s blocks are already past 50 years and the 1970s ones are getting there, so the compulsory inspection now reaches a large part of the resale market.

There is a local twist: for 5,051 homes the census does not know the year of construction. If the flat you like could be one of them, do not rely on the listing; look at the cadastral record, which gives the year held by Spain's land survey (Catastro). The building inspection in Castelló: duty and register

In the Valencian Community the building inspection (ITE or IEE in Spanish) is the building assessment report of Decree 53/2018. Residential buildings over 50 years old must have one; the owners pay for it; an architect or building engineer signs it; and it is valid for 10 years from its online filing.

According to their records, the first groups the Riu Sec from upstream of the A-7 motorway down to Gurugú beach, the Parreta ravine and the Sigalero ravine; the second is coastal and runs from the Sol y Mar estate (Cuadro Santiago) to El Grao de Castellón. The first flood layer to cross the municipality is the 10-year river flood.

The regional government approved its own flood-risk plan, PATRICOVA, by Decree 201/2015. On its map, served by the Valencian Cartographic Institute, hazard runs from level 1 (a flood every 25 years and over 0.8 metres of water) to level 6 (every 500 years and under 0.8 metres), with a separate geomorphological class. Earthquakes and radon: what the codes say

Castelló is not listed in annex 1 of NCSE-02, which only includes municipalities with a basic seismic acceleration of 0.04 g or more. For ordinary buildings this means the code does not require its calculations. It does not mean the ground never moves: check 12 gives the value at the exact spot from IGN data and check 13 the vertical ground movement measured by satellite.

The municipality is not in appendix B of the Building Code's radon section either, so it is in neither zone I nor zone II. If you plan to live on a ground floor or above a basement, check 22 adds the radon potential mapped by the Nuclear Safety Council for the plot.

Prices, crime figures and Valencian registers

The average appraised value of private housing was €1,526.6 per m² in the first quarter of 2026, up 22% on a year earlier, according to the Ministry of Housing. The 2025 crime statistics record 42.51 criminal offences per 1,000 residents, against a national average of 50.38.
