    If several properties share the address, choose yours from the official Cadastre list, or review just the building.

  3. Choose your report

    Start for free or choose the Essential report (€11 VAT included) or the Complete report with building condition (€19 VAT included), which only appears if the register holds its inspection.

  4. Read the report

    Within minutes you have the 22 checks with their rating and the source and date of every figure.

  5. Take it to the viewing

    Use the points to check to question the seller, the owners' association or a surveyor before signing the arras (deposit contract).

What do you need to start?

The address (province, municipality, street and number) is enough, or the cadastral reference if you have it, for example from the nota simple (Land Registry extract) or an IBI property tax receipt. We ask for no personal details to find the building.

In Álava, Bizkaia and Gipuzkoa you search by address, because properties there have no state cadastral reference, and the report covers the whole building.

Why do we ask you to pick the building?

One address can hold several plots, buildings or homes. We show you the official matches from the Spanish Cadastre so you choose the right one and your flat is not mixed up with another property.

You can review just the building or a specific flat or commercial unit. With a specific unit the report also estimates its price from its cadastral floor area.

Which report suits you?

Before you pay anything we check whether the regional register holds the building inspection (ITE or IEE). If it does, we offer the Complete report for €19 VAT included, which adds its result and defects; if not, the Essential report for €11 VAT included, with all the other checks.

If you would rather see it first, choose the free report: a preview generated automatically from your building's official data, with the key information blurred. You can buy the Essential or Complete report from there, which add the full analysis, the PDF and an AI summary.

What happens while it is generated?

We query the official sources one by one (Cadastre, regional registers, the Ministry for the Ecological Transition, IGN, Copernicus, the Nuclear Safety Council and others) and you see the progress on screen. If you reload the page, the process picks up where it was.

It usually takes a few minutes. If a source does not respond, the report is still delivered and that check shows «no data», never a good result.

What do you get at the end?

A private report on the web and as a PDF, with a link sent to your email if you give one: «The essentials», the 22 checks with their rating, source and date, and the list of points to check at the viewing.

The link is private and expires. Your address never appears on any public page.

What the report does not do

It works from official records and does not enter the building: it is no substitute for an on-site technical inspection, a valuation or professional advice. It says what it could not consult, and what is worth checking in person goes into the points to check.

How long does the report take?

A few minutes. You can follow the progress on screen and, if you leave your email, the link arrives when it is ready.

Do I need the cadastral reference?

No. The address is enough; if you have the cadastral reference (it appears on the nota simple or the IBI receipt), you can use it to go straight to the property.

Do I have to create an account?

No. There is no sign-up and no subscription; the email is optional for the free report and is only used to send you the link.

Can I check only the building and not a specific flat?

Yes. Choose «Review building only»: the report covers the building and its surroundings, but does not estimate the price of a specific flat.

What do I do with the points to check?

Take them to the viewing: they are concrete questions for the seller, the owners' association or a surveyor, each with the figure behind it.
