1. The essentials
The report opens with a one-screen summary: one sentence with the overall conclusion, up to three findings grouped as «worth noting», «good to know» and «no data», the reference price if there is one, and one sentence on the limits.
The summary is written automatically from the checked facts: it adds no figures, sources or dates that are not in the checks. Paid reports also include, shortly afterwards, a separate AI summary: the priorities in plain language, with the defects recorded by the building inspection if there is one, to read on screen or download as a PDF.
2. The checks, line by line
Next comes a table with all twenty-two checks in a fixed order: number, name, short verdict with its rating and the key figure where there is one. It is the quickest way to see what deserves a closer look.

3. Structure and aluminosis
Checks 01 to 04 cover the building. Check 01 brings together the result of the building inspection (ITE or IEE) held in the regional register, with its defects and deadlines; today it is available in the Valencian Community, the Basque Country and Madrid, and only in the Complete report.
Check 02 explains which problems are common in a building of that year, 03 gives the probability level of aluminosis in words (never as a percentage) and 04 says whether asbestos may be present given the year of construction.
4. Building and home
Check 05 shows the cadastral record with the plot plan; 06, the rating, consumption and emissions of the registered energy certificate where the register can be consulted (Valencian Community and Basque Country); and 08, aerial photographs of the same spot in different decades, to see how the area has changed.
Anything a source does not hold is not filled in: it shows as «no data».
5. Ground and natural hazards
Checks 10 to 13 look at the ground: official flood zone (plus the regional PATRICOVA plan in the Valencian Community), geology and drainage, seismicity and ground movement measured by satellite. Check 18 calculates the hours of sunlight on each façade, 19 the roof's solar potential and 22 the radon potential given by the Spanish Nuclear Safety Council.
A source that does not respond shows as ○ no data: no value and no conclusion.
6. Price, surroundings and land
Check 07 shows official valuation figures, the reference rent for the area, indicative purchase costs and a link to the notarial price. Check 09 gives the planning class of the land; 14 to 17, noise and distances to infrastructure, nearby site constraints, industrial facilities and recorded crime; 20, climate and night-time light; and 21, wildfires.
The report does not calculate a target price or a discount; the thresholds that trigger a ⚠ are editorial and are explained in each check.
7. Points to check
A list of up to eight concrete actions: those that come from a ⚠, with the figure behind them, and those worth doing in any purchase or because an important source could not be consulted.
They tell you what to ask the seller, the owners' association or a surveyor at the viewing.
8. Methodology, sources and images
At the end, a table with the official source, the date of the data and the status of each check, and the list of sources with their licence. Images (aerial photographs, cadastral plan, flood zones, satellite points) carry their attribution.
Limits: the report is built from official records and is no substitute for an on-site technical inspection, a valuation or professional advice. The link is private and expires.
Short answers
What is the difference between the Essential and the Complete report?
The Complete report adds check 01 with the registered building inspection: result, defects, deadlines and validity. It is only offered when the regional register holds one; otherwise the Essential report brings all the other checks.
Does the report include the nota simple?
No. The nota simple (the Land Registry extract) tells you who owns the property; HOUSINGFAX tells you what state the building is in. You request the nota simple from the Spanish Land Registry.
What does «no data» mean on a check?
That the source did not respond, does not cover the area or is not connected yet. It is neither a good nor a bad result: the report says so and, if it matters, adds it to the points to check.
In what format do I receive the report?
As a private web page and a PDF, with a link sent to your email if you give one. The free report is a web preview only, without a PDF.
Can I see a report before paying?
Yes. The sample report is a real case with identifying details blurred, and the free report shows the rating of every check for your own building.
