Who I am
I am Lucas Descals Suzuki, the author of HOUSINGFAX. I will expand this introduction later.
A personal project, free for everyone
HOUSINGFAX is a personal project. It does not sell anything: the immediate home report is free for anyone who requests it, with no sign-up, no payment and no subscription. I keep it running with my own resources because I believe that anyone about to buy a home should be able to find out within minutes what the official sources record about the building, what they do not, and what is worth checking before deciding.
The report is generated automatically, with fixed rules, from public sources (the Catastro, the registers of building inspections, IGN, MITECO, Copernicus and the others cited in each report), without generative artificial intelligence. It is preliminary information to support your decision: it is not a technical diagnosis, an inspection, a valuation or a certificate, and it does not replace a surveyor or a lawyer.
What you can do with the report
Read it, download it as a PDF and share it with whoever is helping you with the purchase. The link is private and expires after 14 days.
It is the whole report, the same for everyone: the 22 checks in detail, the points to check and the sources with their dates. If the regional register holds the building inspection (ITE or IEE in Spanish), the report includes it; if not, it says so.
Usage limits
To protect the public sources I consult, there is a maximum number of reports per day and per IP address. If you reach it, try again the next day.
How it is made
The methodology and limits page explains how each check is obtained and what the report cannot tell you; the sources page lists the official registers it consults, with their links. If you spot an error or have a question, write to me from the contact page.
Short answers
Why is the report free?
Because HOUSINGFAX is a personal project, not a business: it does not sell reports or subscriptions. I keep it running with my own resources so that anyone about to buy a home can find out within minutes what the official sources record about the building.
Is the free report cut down?
No. It is the whole report: the 22 checks in detail, the points to check and the PDF. If the regional register holds the building inspection, the report includes it; if not, it says so.
How many reports can I request?
There is a maximum number of reports per day and per IP address and, if you leave your email address, per email address too. If you reach the limit, try again the next day.
Is artificial intelligence used?
No. The report is generated automatically, with fixed rules and texts, from the official data; no language model takes part at any step.
Does it replace a surveyor or a lawyer?
No. It is preliminary information: it is not a technical diagnosis, an inspection, a valuation or a certificate. It tells you what to check and what to ask before you decide.
Official sources you can consult
The links let you review the primary source. Their inclusion does not widen their purpose or turn a piece of context into a diagnosis.
