What condition is the building in?

In the Valencian Community, the Basque Country and Madrid, the Complete report reads the regional inspection register and summarises what it holds on the building. Elsewhere it is shown as unavailable and you are not charged for it.

What we offer professionals today

You enter an address or a cadastral reference, choose the building or a specific flat, and receive the report online and as a PDF. No account is needed. Each report is paid for separately, once, with no subscription; the free report first shows you the traffic-light rating of every check for that building.

What there is not, so there are no surprises: no business account, no dashboard of your reports, no bulk orders, no consolidated invoicing and no volume discounts. What there is: a public API and an MCP server, with no key, so your AI agent or your own software can look up prices, coverage and the 22 checks, request free reports and buy paid ones, one at a time and paid through Stripe. When it buys, the agent accepts the terms on your behalf and the purchase binds you as if you had made it yourself; the page «API and MCP for agents» explains how. Estate agents and buyer's agents: prepare a viewing

Before showing a flat, the report gives you what an international buyer will ask about: year of construction and floor area according to the Catastro (Spain's property register for tax purposes), the risks common in buildings of that age, flood zones, noise, hours of sunlight per façade and reference prices for the area. Every figure carries its source and date, in the language your client reads.

The «Points to check» list works as a script: which documents to ask the owner for and what to look at during the viewing. Remember that under Royal Decree 390/2021 (article 17.3) every sale or rental advert, including those of agencies and property portals, must include the energy rating; the report shows the registered certificate where the regional register can be consulted, today in the Valencian Community and the Basque Country.

Property managers: document a building

For a building you manage, the report brings together the Catastro record, the ground, natural hazards and the surroundings in one document, and, in the Valencian Community, the Basque Country and Madrid, the result of the building inspection (ITE or IEE) held in the regional register, with its defects and deadlines.

Keep the PDF on file: the report link is private and the report, with its PDF and images, is deleted 14 days after it is ordered. If you need more recent data, order a new report.

Lawyers and advisers: a first review before a purchase

In a first review before a purchase, the report complements the nota simple (the Land Registry extract) and the owners' association documents: the nota simple tells you who owns the home; HOUSINGFAX tells you what state the building is in. It helps you decide what to ask the seller for before the arras and whom to hire for a technical survey.

The report does not replace a technical inspection of the building, a valuation or a legal opinion: it compiles official records with source and date, and when a source does not respond, the check shows «no data», never an absence of risk.

How to use the report with clients

You can give the PDF to your client. Do not share the report's private link and do not use the result to state publicly, for example in an advert, that a specific building does or does not have aluminosis: the terms of service forbid it, because the report gives probability levels based on the year of construction, not the result of examining the building.

Are there agency rates or volume discounts?

Not today. Each report costs the same as for a private buyer: €0 for the free report, €11 for the Essential report and €19 for the Complete report, VAT included, paid once.

Do you have an API, a dashboard or a business account?

An API, yes: there is a public API and an MCP server, with no key, for looking up prices, coverage and checks, requesting free reports and buying paid ones, which are paid through Stripe; the details are on the «API and MCP for agents» page. There is no dashboard or business account: each report is bought separately, one address at a time, on the website or through an agent. If you need more, email us about your case.

Can I give the report to my client?

Yes, give them the PDF. Do not share the private link, and do not use the result publicly to state that a building does or does not have aluminosis.

How long does the report stay available?

14 days from when you order it; after that the report, its PDF and its images are deleted. Download the PDF for your records.

Which languages can my clients read it in?

English, Spanish, German, Dutch or French: the report is delivered in the language the website is set to when it is ordered.
