Why it exists
A home is often bought on the strength of a few photos and a short viewing. The information that matters, such as the recorded condition of the building, whether the plot lies in a flood zone or what the Catastro (land registry) holds, is public, but it is scattered across many registers that nobody cross-checks for you.
The nota simple (land registry extract) tells you who the owner is; HOUSINGFAX tells you what state the building is in.
How we work
Every figure carries its source and date. If something could not be checked, we say so; we do not fill the gap or present it as good news. Probabilities are expressed in words, never as percentages.
We connect the building inspection registers region by region: today, the Valencian Community, the Basque Country and the Community of Madrid. We do not promise regions that are not there yet.
A clear price
You start with the free report, which shows the traffic light of every check. If you want the detail and the PDF, the Essential report costs €11 and the Complete report €19, VAT included, as a one-off payment with no subscription.
If your region's register holds no data on your building's condition, the Complete report is not offered and you do not pay for it.
Who writes the guides
The guides and blog articles are written by Andrea, HOUSINGFAX's author. Each text links to the official sources it relies on and shows when it was last updated.
Privacy and limits
Reports are private, do not appear in search engines and are deleted 14 days after they are ordered. We do not create public pages about buildings or ask for the seller's details.
The report tells you what to look into, but it is not a substitute for an on-site technical inspection of the building or a valuation. The details of the service provider and the contact email are on the contact page.
Short answers
Does HOUSINGFAX sell land registry extracts or valuations?
No. HOUSINGFAX brings together what public records say about the building and its surroundings. The nota simple is requested from the Land Registry, and a valuation is carried out by a valuer.
Do I need to create an account?
No. An address or a cadastral reference is enough; for the free report your email address is optional and is only used to tell you when it is ready.
Who writes the content on the website?
Andrea, HOUSINGFAX's author, writes the guides and blog articles, based on official sources linked in each text.
