Frequently asked questions

What is the building inspection and why does it matter so much?

The building inspection (ITE or IEE in Spain, depending on the region) records the technical condition, upkeep and accessibility of the building. It is the documentary proof of whether it carries pending works that you will end up paying for as an owner. Today we look it up in the registers of the Valencian Community, the Basque Country and Madrid.

What if the building has no registered inspection?

We tell you before generating the report, and the Essential report costs €11 instead of €19. It keeps everything else: aluminosis, risks, climate, planning, surroundings, energy efficiency and reference price.

How long does it take to generate?

Minutes. The report is generated on the web, downloaded as a PDF and you can read it on your phone during the viewing.

Does it work for any home in Spain?

It covers the provinces of the state Cadastre (Catastro) and, through the Basque provincial cadastres, Araba/Álava, Bizkaia and Gipuzkoa. Navarre will be added later. The address or the cadastral reference is enough.

Does it replace an architect or a valuation?

No. It is a report to read before you buy: it tells you what the records say, what is missing and what to ask before going ahead. If there are signs worth checking, we tell you which professional you need.
