Service, prices and payment
The service allows a building to be identified and an immediate home report to be generated with official public data, in web and PDF format, accessed through private links. The result may be ready with limitations when a secondary source is unavailable. The following are offered: the free report, a web preview with real data about the property and the paid content blurred, without a PDF, limited to two per e-mail address every fourteen days; the essential report, for 11 €; the complete report with building condition, for 19 €, only when the official register holds a report for that building; and the upgrade from the essential report to the complete one, for 8 €. All prices include VAT, are paid once only and give rise to no subscription or subsequent charges.
The contract is concluded in Spanish or in the language chosen on the website when, after reviewing the order summary, accepting these terms and ticking the boxes at the “Payment” step, the payment is confirmed. Payment is made on that same page through Stripe (Stripe Payments Europe, Ltd.), by card, Apple Pay, Google Pay, Bizum or other methods shown by the form; HOUSINGFAX neither receives nor stores the payment method details. The charge appears on the statement as HOUSINGFAX and the receipt is sent by e-mail. Anyone holding a valid promotional code may generate the report free of charge.
Immediate performance and right of withdrawal
The report is digital content that is generated to order and supplied without a tangible medium as soon as the payment or, if the report is free, the request is confirmed. By ticking the immediate performance box at the “Payment” step and completing the payment or the request, the user expressly requests that the generation and supply of the report begin immediately, before the fourteen-day withdrawal period has expired, and declares that they are aware that, once the supply has begun, they lose their right of withdrawal in accordance with Article 103(a) and (m) of the consolidated text of the Spanish General Act for the Protection of Consumers and Users (texto refundido de la Ley General para la Defensa de los Consumidores y Usuarios, TRLGDCU).
HOUSINGFAX confirms this request and this declaration in the e-mail containing the link to the report, which serves as a durable medium, and keeps, together with the request, the version of these terms that was accepted, the exact wording of the box and the date. This waiver does not affect the statutory guarantees for lack of conformity of the digital content or data protection rights.
Delivery, refunds and complaints
The report is normally generated within one or two minutes of the payment being confirmed. Its private link is shown on screen and sent, together with the PDF where applicable, to the e-mail address provided; the report remains available for 14 days. If the report cannot be generated or delivered for any reason, HOUSINGFAX automatically refunds the full amount to the same payment method, without any need to request it.
If the report shows a lack of conformity (for example, it relates to another building, it is incomplete because of an error on our part or it cannot be opened), write to [email protected] stating the e-mail address used for the purchase, preferably within the 14-day access period: we will remedy it by generating it again or, if that is not possible, we will refund the full amount. Refunds are ordered within 14 days at most and reach the payment method within the time taken by the relevant institution. Complaints may be sent to the same e-mail address; complaint forms (hojas de reclamaciones) are available to consumers, who may also turn to the consumer services of their autonomous community or to the consumer arbitration system.
Contracting through an agent
Users may request and buy reports through an agent, meaning an artificial intelligence assistant or other software acting on their behalf on the website, through the public API or through the MCP server of HOUSINGFAX. Anyone who delegates to an agent is responsible for the instructions and authorisations given to it and is bound by what the agent does on their behalf: the acceptance of these terms and of the processing of the data, the request for immediate performance with the resulting loss of the right of withdrawal described in the section “Immediate performance and right of withdrawal” (Article 103(a) and (m) of the consolidated text of the Spanish General Act for the Protection of Consumers and Users, TRLGDCU) and the payment made by the agent are attributed to the user as if the user had carried them out personally. HOUSINGFAX is not liable for the decisions that the user has delegated to their agent or for the way in which the agent interprets the user's instructions, without prejudice to the mandatory consumer protection rules.
For each request or purchase made through an agent, HOUSINGFAX records the channel used, the version of these terms that was accepted, the exact wording of the consent and the date, in the same way as on the website. The private link to the report is provided to the agent and, where an e-mail address is given (mandatory for paid reports), it is sent to that address together with the confirmation on a durable medium. Contracting through an agent does not change the nature of the service: the report remains a preliminary purchase assessment for information purposes only, and not an inspection, a valuation, a certificate or a safety opinion.
Requirements and permitted use
Users must provide only information and documents that they may lawfully process, check the selected building and keep the report's capabilities private.
It is prohibited to obtain protected data, circumvent controls, enumerate reports, overload sources or use the result to state publicly that a specific building does or does not have aluminosis.
Scope, sources and expiry
HOUSINGFAX provides a preliminary screening. It does not replace an inspection, a diagnosis, a test, a certificate or a safety opinion.
External sources have variable coverage and availability. The report and its artefacts expire; users must download what they need before the stated date and request a new assessment if they need up-to-date information.
Urgency and liability
The bands for compatible presence, deterioration, urgency and confidence are independent and are not probabilities. Where there are serious defects, sudden changes or possible danger, an urgent assessment by competent personnel and, where appropriate, the emergency services must take priority.
To the extent permitted by law, HOUSINGFAX's liability for each report is limited to the amount paid for it, without prejudice to the mandatory consumer protection rules. These terms are governed by Spanish law; for purchases made by consumers, the courts of their place of residence have jurisdiction.

Access may be suspended for maintenance, a security risk or misuse. Material changes will be identified by date and version.
