What each report includes
Complete report with building condition: €19 VAT included
It can only be chosen when the regional register holds the building inspection: today in the Valencian Community, the Basque Country and Madrid. When none is on record, the option appears disabled with the reason and is not charged.
It adds the registered condition of the building to the other checks: result, defects and deadlines, dates and validity, conservation and accessibility, with a citation of the register consulted.
Essential report: €11 VAT included
It is the option when no building inspection is on record or when the region does not yet have a connected register. It includes all the other checks: aluminosis and risks by year of construction, cadastral record, energy efficiency, reference price, ground and natural hazards, surroundings, climate and land, and the points to check at the viewing.
If the register later holds an inspection for that building, you can upgrade to the Complete report by paying only the difference, €8 VAT included; the Essential report is kept.
Free report: €0
It is a web preview generated automatically from your building's official data: the cover, the title of each check and its traffic-light rating can be read; verdicts, key figures, texts, images and points to check are blurred. The full analysis, the PDF and the AI summary belong to the paid report. It asks for no payment or card; if you leave your email, you can request up to two every fourteen days with the same address.
You can buy the Essential or Complete report from the preview itself. Once the payment is confirmed, we generate the report with the full analysis in under a minute, reusing the data retrieved for the preview if it is less than 24 hours old, and it arrives by email with its PDF. Its AI summary appears shortly afterwards in the report itself.
What we do not charge for
The register check and the free report cost nothing. There is no subscription, renewal or recurring fee: you pay once and the report stays available on the web and as a PDF for the published retention period.
Payment is made on the website through Stripe, by card. If the report cannot be generated or delivered, we refund the full amount automatically; the purchase, delivery and refund conditions are in the Terms of service.
What you pay for, and what it is not
You pay for a report with 22 checks on official Spanish sources, with the source and date of every figure, delivered within minutes. It is not a valuation or a nota simple: the nota simple (the Land Registry extract) tells you who owns the property; HOUSINGFAX tells you what state the building is in.
Nor is it a substitute for an on-site technical inspection: it tells you what to look at during one and what to ask before you sign.

How much does a property report cost?
The free report costs €0, the Essential report €11 VAT included and the Complete report with building condition €19 VAT included, VAT included. It is a one-off payment with no subscription.
Why are there two paid prices?
Because the registered condition of the building is the most valuable piece of data and it does not exist for every building. If the register holds no inspection for that building, we do not charge for it.
What does the free report include?
A web preview generated automatically with your building's real data: the cover, the title and the rating of each check can be read; the rest is blurred. The full analysis, the write-up of every check, the PDF and the AI summary come with the paid report.
Can I move from the Essential to the Complete report?
Yes, once the register holds an inspection for that building: a new Complete report is generated for €8 VAT included and the Essential report is kept.
Do the prices include VAT?
Yes. All amounts are shown with VAT included, with no subscription or later charges.
What happens if the report cannot be generated?
We refund the full amount automatically. The full conditions are in the Terms of service.
